Denver Renter Move-Out and Deposit-Preparation Checklist

A practical plan for leaving a rental clean, documenting its condition, and completing the handoff your lease requires. This checklist helps organize the work, but it does not guarantee a deposit refund or replace legal advice.

Two to four weeks before move-out

  • Read the lease, move-out instructions, and any cleaning or repair addenda line by line.
  • Confirm the move-out date, key-return method, inspection process, and approved communication channel in writing.
  • Ask whether a pre-move-out walkthrough is available and request a mutually workable time.
  • Compare the home with move-in photos, inspection forms, and written maintenance records.
  • Schedule movers, elevator access if applicable, utility changes, and any professional cleaning you plan to use.
  • Provide a reliable forwarding address and keep proof that it was delivered.

Repairs and records

  • Separate ordinary wear from new damage and ask management how they want repair questions handled.
  • Report unresolved leaks, appliance issues, or safety concerns through the normal maintenance channel.
  • Remove only fixtures, hooks, shelving, or hardware that the lease requires you to remove.
  • Save receipts, repair messages, work orders, and agreed exceptions in one folder.
  • Do not attempt electrical, plumbing, gas, or structural repairs unless qualified and authorized.
  • Photograph each completed repair and the surrounding area.

Room-by-room cleaning

  • Kitchen: empty cabinets, wipe accessible surfaces, clean appliance exteriors, and follow lease instructions for appliance interiors.
  • Bathrooms: remove residue from fixtures, clean mirrors and surfaces, and empty storage areas.
  • Living areas: remove belongings, dust reachable surfaces, clean floors, and check closets.
  • Bedrooms: empty drawers and closets, clean floors, and remove personal hardware as required.
  • Utility and outdoor areas: remove personal items and follow the lease for patios, balconies, garages, and storage.
  • Bag and remove trash using the property's approved disposal process.

Final documentation and handoff

  • Take date-stamped photos and a slow video of every room after belongings are removed and cleaning is complete.
  • Capture floors, walls, ceilings, windows, appliances, sinks, tubs, toilets, closets, and any disputed area.
  • Complete the agreed walkthrough and keep a copy of any inspection notes.
  • Return every key, fob, remote, permit, and access device, then obtain a receipt or written confirmation.
  • Record final utility meter readings if relevant to your lease.
  • Keep the lease, photos, receipts, messages, forwarding-address proof, and key-return proof together.
